Setting Up a Showing

Q: How to set up a showing?

Please call, text, or email us to set up a showing.

Q: What are the screening questions for a property?

A:

  • What is your take home income? (Every property is required to have a 3X take home income)
  • What is your credit score? (Each property will have a required credit score which will be noted on each listing page.)
  • Do you have any pets?
  • Do you have any evictions or bankruptcies?
Q: Do I need to confirm my scheduled showings?

A: Yes, you will get an text to confirm your showing and a reply is required to confirm the showing.

Q: How do I reschedule my showing?

A: Please reach out to the listing agent directly to reschedule your showing.

Q: Who will be meeting me at the property?

A: Each listing has a team member from Zion Property Management assigned to it. This team member handles all showings from the property and is there to answer any questions you may have!

Q: Are rental rates negotiable?

A: Our rental rates are non-negotiable.

Application Requirements

Q: How do I apply for a rental unit?

A: Applications will be available at the showing.

Q: Who is required to apply?

A: Anyone over the age of 18 that will be residing in the property needs to apply and submit supporting documentation.

Q: Can I apply without seeing the property beforehand (ie. sight unseen)?

A: No, we do not allow sight unseen applications. You must have seen the property first hand prior to applying.

Q: Can you hold a property for me while I apply?

A: No, our properties stay on market until we have a signed lease and all the required funds have been paid. Furthermore, if you do not sign the lease and pay the required fees within 48 hours, your application will be denied.

Q: I see a security deposit is required, what is a security deposit?

A: The security deposit / move in returnable fee. The total security amount is set at one months rent. This initial payment is refundable. Assuming the unit is in good condition upon a resident moving out, nothing further is owed. If there are damages, it would be up to Zion Property Management and the resident to settle up on the remaining balance of the security deposit.

Approval and Move in Process

Q: How long does it take to know if I was approved?

A: Applications are processed within 48 hours all receiving the application and all the supporting documents. If anything is missing and needs to be collected, the process will be delayed. If we do need to request any additional information, we will reach out via email and/or phone call. Q: How do I know if I’ve been approved?

A: Once approved a representative from Zion Property Management will reach out to you directly via email or phone. It is important to respond and sign the lease and pay your fees ASAP so you do not lose the property.

Q: Once I’m approved, what’s the next step?

A: Once you’ve been approved we will set up an appointment. The security deposit and first months rent, we require a {money order/cashiers check} are due at signing the lease. The signing of the lease needs to be completed within 48 hours of approval.
